Question:
My house's Grand Deed is missing.?
2010-08-03 22:33:18 UTC
I had refinanced my house five years ago. I can't locate my Grand Deed. I know that, my documents are in order, but now I just need it for the Living Trust documentation process. I am almost sure, that I never received the official one. I have a few pages of referring to"Grand Deed", but it with the signed documents package of my copies - at the refinancing time.
How do I obtain the Deed now?

You can get a copy of it at the county court house. Just go to the records room.

Now, with this electronic age, they don't seem to anymore:

Your refinanced situation may have been done electronically!

The basics:

You receive the original deed in the mail after it’s recorded at the county courthouse. You need to make sure this happens since it’s proof that you own the home. A grant deed is the most common type of deed used to transfer title.

That being said, a deed is public record and you should be able to get a copy at the county where is was registered!

There is a two-step process. First, go to the State Dept. of Assessments and Taxation website at http://sdatcert3.resiusa.org/rp_rewrite/. Select your county and enter your street address where prompted. You will then see a summary of the real estate/tax information about your property. Under "transfer information" note the two numbers after the term "Deed1." That is the Liber (book) and Folio (page) number where your deed is recorded. Write down those numbers. Step two: Register for Maryland Land Records at the website http://mdlandrec.net/msa/stagser/s1700/s1741/cfm/index.cfm. Once you have an access password, you can search the land records by county, then by liber and folio reference (the numbers you wrote down earlier). You will be directed to an image of your deed. The above services are provided without charge. This method of obtaining deeds online works unless your deed is quite old and predates the imaging system. The start date for imaging deeds varies by county. Of course, you can always obtain a copy of the deed from the county court clerk's office, if you need it more quickly.

Any title company can print you up a copy, they are in the public records.

Contact your loan officer with whom you conducted your refinance.

Inquire at your local courthouse at the recorder's office.

Easiest way to be sure: Call and ask a loan officer where you have the mortgage.
