I am an appraiser interested in starting my own appraisal management company. Currently, I’m looking for an appraisal management software package, which can help us get the ball rolling. Any help is appreciated.

I had a similar problem around 6 months ago, when I realized we needed a fast and easy way to to manage the appraisal process. I looked at quite a few options, before I came across Valuelink appraisal management software (www.valuelinkams.com). The primary reason I selected the software was due to its affordability;it was by far the most cost effective solution I came across. I got to try out the software for 30 days before pulling the trigger, during which I found out that it offered a complete set of features for order management along with a very comprehensive reporting and accounting mechanism. Their support team is very helpful and is always there whenever I need help. I would highly recommend it.

What software do the appraisal company where you currently work use? This would be a start as to finding the best and user friendly software for an appraiser.



Normally you would network with other appraisers to find out the software and other things you would need to start your own appraisal business.



You might consider googling real estate appraisal software. Many sites would pop up. You would then be able to select several that are listed and contact these companies to find out the cost as well as how user friendly their software is.

Here is what I found with different appraisal management softwares.





Valuelink does not exist anymore.



ValuTrack does not have very good customer service. You end up leaving messages, and talking to automated responses more than people. Also, while it has a great automated check, they don't have anyone in the office checking over everything, so often times it comes back looking and sounding ridiculous. ValuTrack also is not user friendly, its hard to navigate.



LenderX was another software we wanted to try, but its only for lenders. My cousin's wife used to work at a small mortgage lending company that was later bought by a large bank. LenderX took so much time and detail and attention on her end, that it was harder for them to juggle the rest of the company. She says it was more stress than help, but if they were a large financial institution - it would have been more helpful.



TrakLogix is the one my AMC currently uses. They set us up immediately with a personal account manager that we could immediately reach all the time (once he was at lunch, but someone else in the office was able to help us). We're not the most tech savy, so TrakLogix customized our account on the platform so we could use it better. They also kept track of everything for us, from sending invoices out to customers, to helping us keep track of payments we owed. Either their automated checker is a super smart computer from the future, or they have someone constantly checking everything, because we were never even slightly dissatisfied with how the reports came out. Also, since we started using them - they added on text messaging - so we get updates on our phones and don't have to check our emails. We never had to sign a contract either - and they understand we're a small AMC and we need their customer service.





These are the only 3 I know, but definitely, Traklogix.

It really depends on your needs. Off the shelf softwares can help you in all your basic appraisal management needs but you will have less control over the features and evolution of the software. So if your business is growing and you need more control over the software you use you should invest in a customized software. Its a bit tough & slightly expensive to get one created for your needs in the beginning but in long run you will be much better off with something which is yours. You can get it changed according to your business needs and will have full ownership as well. I really recommend that you go for a customized one.
