The agents I work for have tried Top Producer, Constant Contact, and Obviously Outlook and aren't big fans of any. Any other really good, user friendly ones any real estate agents would recommend?

I'm not a real estate agent, but I am real estate investor. I am a big fan of Zoho CRM! The basic service is free, and will probably meet all of your needs, though there are some valuable upgrades and even the upgrade service is very inexpensive (it can link with Outlook for instance), compared to other CRMs. It is also extremely customizable and fairly easy to use.
I've used it in my business for keeping track of buyers and sellers and even set up a squeeze page with the optin information delivered straight to the CRM.

Depends at the state you search licensing. TN calls for 60 clock hrs plus 30 clock hrs instantly after passing the preliminary examination. To take a seat for the dealer examination calls for a hundred and twenty clock hrs adding 30 clock hrs of a dealer elegance adopted up with an extra a hundred and twenty hrs of your option of truly property categories, clock hrs once more. If you have got a measure with a most important/minor in truly property you'll take a seat for the dealer examination after two yrs and the right categories. No measure with truly property as a most important/minor it's three yrs. With your measure I endorse you appear at business truly property or one of the crucial truly property growth corporations both residential or business. Your history might be good fitted to business. BTW: Tennessee has no state or regional earnings taxes.

try this one...
It's for real estate investors but I think you can tweak it for agent use.
The developer used all the same programs that you mention, outlook, etc.
and couldn't get things the way he wanted either.
