Do you need a license to be a landlord/property manager in California?

I manage a few rental properties in California for a friend and have had much success with great tenants. Does anyone know if it is legal to do this without a license of some sort? I just write up agreements for her, find tenants and give her the rent checks (I do not deposit in any of my accounts).
Any info is much appreciated!

It's not legal, but if your friend (who owns the property) or the people who are renting the home don't say anything then your not going to get into trouble by the DRE. I tried doing the same thing, but decided to stop when I found out you had to be licensed.
To be legal, you need to be a licensed Real Estate Broker.

Technically it is illegal in Callifornia to collect rents on behalf of another without a real estate license. But if a tree falls in the woods and no one is there to hear it ...
The only problem would be if a tenant found out and wanted to use it to their advantage. For example, saying they paid you their rent in all cash. If you had to go to eviction court you would have serious issues as would the owner of the property. Dre often will issue a cease and desist order if they find out you are practicing real estate without a valid license.
Check with your local real estate division's website. In Reno, NV, they require a property management license when a person owns/manages more than four properties.
The responsibilities you described are duties of a property manager. Double check with your local real estate division.

If I see the front i think of it is somebody from right here (Michigan) with a California plate in front for adornment (very difficulty-unfastened for some reason) considering we don't have front plates. whether it incredibly is a expert California motor vehicle i think of wow what a protracted force
